Housing is the biggest monthly cost for almost everyone, yet decisions about renting, buying or your mortgage are often made on gut feeling. We put the numbers side by side calmly, using the 2026 rules: the maximum rent increase, the new housing benefit, the prepayment penalty when you refinance and the extra borrowing for energy upgrades. That way you can choose with confidence or walk into your advisor's office better prepared. We are not a bank or an advisor, and we sell nothing.
Who is behind Hypozo?
Hypozo is built and run by Saeid Ben Amar from Amsterdam. Saeid is an architect and IT specialist with more than twelve years of experience as a network engineer and IT entrepreneur. He built Hypozo because the numbers around housing in the Netherlands are hard to oversee, while they concern the biggest expense of your life.
Who is Hypozo for?
Hypozo is made for tenants and homeowners who want to understand and lower their housing costs. The calculators show you in a few steps compare renting with buying, check your rent increase and see what refinancing saves. We also publish articles that explain the rules with examples in plain language.
How we calculate and check
All amounts and percentages come from official sources: the Dutch government (rent law), the Huurcommissie, the Belastingdienst and Nibud. We update the figures as soon as new standards or rates are published, usually in January and July. Spotted a mistake or an outdated amount? Tell us through the contact form.
Independent and free
Hypozo is independent: we are not linked to any bank, estate agent, landlord or mortgage adviser and earn nothing from your choice. The site is free and paid for by advertising, which never influences the results. Results are estimates, not personal financial advice; for a real application you need a licensed adviser.
